The Link, or Rosebank Link, is a 15-storey commercial tower located at 173 Oxford Road. It anchors a pivotal urban site adjacent to the Rosebank Gautrain Station, Rosebank Mall, and The Zone. Completed in 2018, it serves as a premium office address and a significant urban intervention that enhances connectivity within the precinct.
Originally envisioned as a redevelopment project, the structure was reimagined as a bold steel-and-glass tower comprising two basement parking levels, a ground-floor retail space, five structured parking floors, and nine office levels rising above a podium. Its east and west façades feature a faceted aluminium skin with articulated strip windows, while the north and south elevations are fully glazed, offering clear views across the Rosebank skyline.
A defining element of the project is its role as a connector. The building is deliberately permeable at ground level, forming a public passageway between the busy Oxford Road frontage, the quieter Oxford Square, and its adjoining parking structure to the west. This throughway is not treated as a corridor or enclosed arcade—instead, it opens directly into the building’s multi-storey north-facing atrium. In doing so, it merges public circulation with the architectural core of the building.
The atrium is a light-filled void animated by green walls, indigenous planting, and generous spatial volume. It rises several stories above the concourse and becomes an extension of the urban realm—a civic-scaled space that elevates the experience of movement between two city edges. This spatial continuity transforms the act of passing through into an architectural event, where interior and exterior dissolve and the urban fabric flows through the building rather than around it.
