This scheme consists of 3 stories, with just under 5000m2 of rentable area. Two stories are completely above natural ground level and one partially tucked below these, as the site slopes towards the west. The structure is made up of a recycled in situ concrete beam and slab structure with a flat concrete roof. A small section, previously an open roof terrace (25% for the floor plate), on the Southwest section of first floor was enclosed with a new soft roof with steel support structure. The floors are connected by a centrally placed feature stair and lift core on the south façade and additional staircases on the east and west extremes of the building to allow for efficient movement between floors. The facades are made up of a carefully considered composition of performance glazing, refined rhythmic brickwork and textured bare mass concrete that compliments its function, the position of the site and the aesthetic character of the larger precent.
