Habitat Apartments is a 24-story mixed-use tower situated on a compact 1,400 m² site in Kilimani, Nairobi. Developed as a vertical response to the city’s growing demand for mid- to high-end residential accommodation, the building provides 160 units—ranging from studios, one- and two-bedroom apartments, to three-bedroom duplexes and penthouses—organised around a single, efficient central core that maximises usable floor area while simplifying circulation.
The building features a straightforward podium-and-tower arrangement. The four-level podium houses parking, street-facing retail, and resident amenities, before stepping back to release the slender residential tower above. A defining feature of the façade is its perforated aluminium screening system, which acts as both solar shading and a privacy filter. The screen pattern densifies along sun-exposed façades and opens up on shaded sides, striking a balance between daylight access, cross-ventilation, and thermal performance. Balconies, recesses, and articulated edges provide outdoor extensions to each apartment, softening the overall mass and enhancing user comfort.
The architectural language draws on local textures and construction techniques. Nairobi blue stone is used in base elements, while steel and precast concrete form the structural and shading systems. Over 30% of the site is given over to planting through landscaped terraces, a podium deck, and a rooftop garden that supports urban agriculture. Vertical greening rises through the tower’s façade, weaving nature into the building’s expression and everyday use.
Designed by Paragon in collaboration with local partner Design Source, the project ensures contextual sensitivity and seamless delivery. This cross-border design partnership supports technical compliance with Kenyan standards while aligning the project with international quality benchmarks.
With its contemporary design, high-performance façade, and efficient planning, Habitat Apartments presents a climate-appropriate, high-density residential model for Nairobi’s urban future, striking a balance between innovation, livability, and local relevance.
