The Annex at 15 Alice Lane forms part of the Alice Lane Precinct in Sandton, Johannesburg, adding to one of the city’s most prominent commercial addresses. Developed by Zenprop and completed in 2014, the project demonstrates a sustainable approach through the adaptive reuse of an existing structure. Instead of full demolition, three levels of the original frame were retained and repurposed as parking, while a new transfer structure allowed five additional storeys of Grade A office space to be constructed above. This solution delivered both environmental and programme benefits, significantly reducing waste and construction time.
At the core of the building is a continuous atrium running the full length of the plan, drawing natural light into deep floor plates of 3,500 to 4,200 square metres. The result is a workplace environment that is efficient, legible, and adaptable to tenant requirements. Integration with the precinct’s shared super-basement further strengthens connectivity and access across the broader development.
The façades combine floor-to-ceiling glazing with suspended aluminium screens patterned with a tree motif. These screens provide effective solar control to the east and west elevations while defining the building’s identity within the precinct. The Annex achieved a 4-Star Green Star SA Design rating and was completed within an ambitious 19-month programme. Recognised with a 2014 Construction World Projects Award, the project reflects Paragon’s expertise in delivering technically complex, sustainable office buildings that balance functionality, efficiency, and architectural expression.
