144 Oxford is a 35,000m² premium-grade commercial office development designed by Paragon Architects for Growthpoint Properties. Strategically positioned at the gateway to Rosebank along Oxford Road, the project responds to its urban context with a strong civic presence and a clear architectural identity.

The development comprises two curved towers joined by a full-height, nine-storey central atrium. This glazed atrium serves as the organisational and spatial core of the building, structuring circulation, drawing in daylight, and supporting shared tenant functions. The towers’ gently faceted façades are defined by unitised glazing systems and expressed corners, creating a dynamic frontage that engages with the streetscape and frames views over Johannesburg’s urban forest.

The floorplates are large-span and highly flexible, designed to accommodate a range of tenancy configurations. Each floor is connected to the central atrium via bridges and lounges, allowing for interconnectivity and social engagement across multiple levels. Vertical circulation cores are placed to maximise perimeter usability and maintain visual connection to the atrium.

Amenities include glazed meeting pods suspended within the atrium, shared lounges, rooftop terraces, and landscaped outdoor breakout spaces. The ground level incorporates a publicly accessible plaza and forecourt that link the development to adjacent pedestrian routes and transport infrastructure.

The project achieved a 5-Star Green Star rating, incorporating passive design strategies, solar shading, photovoltaic integration, demand-driven HVAC systems, and water-efficient technologies. The atrium plays a crucial environmental role—improving daylight access and facilitating stack ventilation strategies.

144 Oxford combines a high-performance workspace with a legible spatial diagram and refined material expression. It is both a commercial asset and a civic-scaled intervention, contributing to Rosebank’s transformation as a dense, walkable urban precinct.
